Category: Multifamily Development / Affordable Housing
Project Size: 144 Units
Site Size: Approximately 9.1 Acres
Estimated Investment: Approximately $60.8 Million
Project Status: Under Construction

Another 144 apartments are being added to the Fort Myers market. Ekos on Evans is being developed on approximately 9.1 acres and will include five residential buildings along with a clubhouse, pool, fitness center, playground and dog park.

The project also received $17 million in Lee County CDBG-DR funding to help expand affordable housing options following recent hurricanes.

Why It Matters

The bigger story is how much apartment supply is being added across Lee County.

Ekos on Evans is only one of several multifamily projects delivering new units. As more apartments open and compete for renters, tenants could gain more choices β€” and landlords may face more pressure on rents, concessions and occupancy.

That doesn't automatically mean rents will fall. Population growth, household formation and the type/location of new units all matter. But when supply grows faster than renter demand, rent growth typically becomes harder to maintain.

Market Takeaway

For renters, more apartments could eventually mean better pricing and more negotiating power.

For apartment owners and investors, it means watching more than population growth. New supply, occupancy, concessions and asking rents will become increasingly important as these projects deliver.
